The Chelsea Modern is located in New York City’s West Chelsea district overlooking the Highline and Hudson River Parks. Many of the area’s buildings have been converted into galleries and museums, while a recent influx of new commercial and residential projects have substantially changed the density and identity of the area. The Chelsea Modern speaks to this physical and cultural transition with an urban gesture that is both connective and dynamic, stitching its eclectic block with an undulating façade.
The living units cater to a growing residential population with arts related occupations and interests. Duplex live/work units connect street-level living to high ceilinged, below grade studios lit by a glass sidewalk. Upper level units have sliding walls to allow spatial flexibility, changes in use and varying degrees of privacy. Innovation is integral to the building’s architecture and expression. Horizontal projecting windows were developed to optimize natural ventilation. The zig-zag façade’s floor to ceiling glass walls focus views to both city and water. Even at night, the sculptural nature and color of the building is visible, bringing life to the neighborhood.
